The R-1 Low Density Residential District is established for single-family residential use at low densities. The minimum lot area shall be 8,400 square feet. The minimum lot width shall be 70 feet. The minimum front yard depth shall be 25 feet. The minimum side yard width shall be 5 feet on each side with a combined total of not less than 15 feet. No more than one principal building shall occupy any lot.
